Summary

The Thompson Hotel and Pavilion retail complex are part of a multi-use, luxury development located on six acres in Houston, TX. The property was constructed by DC Partners, an international real estate investment and development firm based in Houston specializing in luxury high-rise residential, mixed-use, and hospitality developments. The Pavilion, which opened in February of 2023, is 100%-leased and includes an EoS Fitness and two restaurants. The Thompson opened in April 2024 and consists of 171 rooms, four restaurants/cafes, a full-service spa and fitness center, a rooftop pool and lounge, and a helipad.

Opportunity

Nuveen Green Capital provided $46.6 million in C-PACE capital to refinance the adjacent properties. C-PACE proceeds were used to pay down the existing construction loan in full – utilizing C-PACE’s ability to recapitalize projects post-completion.
