Nuveen Real Estate completes 36 Lafayette, a prime office development in Paris 9

A full refurbishment of 9,280 sq. m of adjustable serviced space in the heart of the CBD

Nuveen Real Estate, one of the world’s largest investment managers, has completed the refurbishment of a Haussmann-period office building on behalf of its pan-European venture, Cityhold Office Partnership (CHOP). The property, “Liberty – 36 Lafayette”, has been home to data science leader Ekimetrics and the law firm Bryan Cave Leighton Paisner since the start of 2022, who together occupy the entire 9,350 sq m of recently upgraded work space and services.

In the heart of the Paris central business distict and equidistant from the mainline stations Gare Saint-Lazare, Gare du Nord and and Gare de l’Est, the Liberty building at 36 rue Lafayette in the 9th arrondissement of Paris benefits from a strategic location. Nuveen Real Estate undertook a full refurbishment of the property after the former tenant vacated the property, which has since been certified Beeam Excellent, Well Gold and WiredScore Gold.

Major structural works have considerably increased the property’s flexibility, notably through the creation of a monumental atrium that provides space for practical services devoted occupiers’ day-to-day wellbeing. Welcome at Work will run the building's community as well as the reception, concierge and click-and-collect services, while Frichti will open its first connected "Cafet'" in the 9th arrondissement, offering a fresh and varied range of catering. Liberty also has a range of sports activities with a gym offer and a choice of coaches. The selection of proposed services has been developed in partnership with BNP Paribas Real Estate as part of the operational platform launched in 2020.

We centred the renovation around the user and the use of third spaces. We offer high-grade, flexible office space and combine it with a wide range of services to enhance the value of the common areas. This is what will make tomorrow’s offices a success. The development also demonstrates Nuveen Real Estate's ability to transform its assets to create value, in line with the renovate-to-core strategy of CHOP."

Bouchaud Architects were the architects for the design of 36 Lafayette while Art Qad Architects were behind the decoration, all under the supervision of Theop acting as agent. The construction was awarded to Dumez.

BNP Paribas RE and Cushman & Wakefield marketed and let the property as joint sole agents, before the health crisis. The tenants in the transaction were represented by Stratégies & Corp and Colliers. Marketing supports were produced by Nineteen and Niclofilm.
